# 1. Booking and Reservations
- All bookings are subject to availability and confirmation by us.
- A booking is not guaranteed until you receive written confirmation and, where applicable, any required deposit or payment has been received.
- You must be at least 21 years old to book a reservation. The person making the booking must be a registered guest staying at the Property during the reserved dates.
- You are responsible for ensuring the accuracy of the information provided at booking (dates, number of guests, contact information).
# 2. Payment
- Full or partial payment (as specified at the time of booking) is required to confirm your reservation.
- Payments are processed securely through our designated payment processor. We do not store full payment card details.
- Additional charges may apply for damages, excessive cleaning, early check-in/late check-out (if approved), or violations of these Terms, and may be charged to the payment method on file.
# 3. Cancellation and Refund Policy
- Cancellations made more than 30 days before check-in receive a full refund minus a processing fee. Cancellations within 30 days of check-in are non-refundable.
- We reserve the right to cancel a reservation due to unforeseen circumstances (e.g., property damage, safety concerns, maintenance emergencies). In such cases, we will provide a full refund or assist in finding comparable accommodations where possible.
- No refunds will be issued for early departures, no-shows, or reduced stays initiated by the Guest.

- Failure to vacate the Property by the agreed check-out time may result in additional charges.
# 5. Occupancy and Guest Conduct
- The Property may not be occupied by more guests than the maximum occupancy stated in the listing, without prior written approval.
- The Guest is responsible for the conduct of all individuals staying at or visiting the Property during the reservation.
- Events, parties, or gatherings are permitted only with prior written approval unless otherwise agreed in writing.
- Smoking is not permitted anywhere on the Property. Violations may result in additional cleaning fees.
- Pets are not permitted. Unauthorized pets may result in additional charges or immediate termination of the stay.
- Quiet hours are 10:00 PM–8:00 AM. Guests must comply with all applicable local noise ordinances.
# 6. Guest Responsibilities and Property Care
- Guests agree to treat the Property, its furnishings, and all included amenities with reasonable care.
- Any damage, breakage, or loss beyond normal wear and tear must be reported to us as soon as possible and may result in additional charges.
- Guests are responsible for locking doors/windows and securing the Property when away, and for turning off appliances, lights, and climate control systems appropriately.
- We reserve the right to charge the payment method on file for the cost of repairs, replacement, or excessive cleaning resulting from a Guest's stay.
# 7. Liability and Assumption of Risk
- Guests use the Property, including any outdoor areas, appliances, or amenities (e.g., grills, fire pits, pools, hot tubs, if applicable), at their own risk.
- To the fullest extent permitted by law, we are not liable for any injury, loss, or damage to persons or property arising from a Guest's use of the Property, except where caused by our gross negligence or willful misconduct.
- We are not responsible for loss, theft, or damage to personal belongings brought onto the Property by Guests or their visitors.
- Guests agree to notify us immediately of any unsafe conditions discovered during their stay.
# 8. Right of Entry
We (or our authorized representatives, such as cleaning or maintenance staff) may enter the Property during a Guest's stay for maintenance, repairs, or emergencies, with reasonable notice where practical. In the case of an emergency, we may enter without prior notice.
# 9. Termination of Stay
We reserve the right to terminate a Guest's stay without refund, and require immediate departure from the Property, in cases including but not limited to:
- Violation of these Terms or house rules
- Illegal activity on the Property
- Exceeding maximum occupancy
- Causing damage to the Property or disturbing neighbors
- Any conduct that endangers the safety of the Guest, other individuals, or the Property

- The content on our website is provided for general informational purposes and is subject to change without notice.
- You agree not to misuse our website, including attempting to gain unauthorized access, submitting false information, or using automated systems to scrape or interfere with the site.
- All content on our website (text, photos, branding) is owned by us or licensed to us and may not be reproduced without permission.
# 11. Privacy
Your use of our website and the information you provide during booking are also governed by our Privacy Policy, which explains how we collect, use, and protect your information.
# 12. Disclaimer of Warranties
The Property and our website are provided on an "as is" and "as available" basis. While we strive to ensure accurate listings and a well-maintained Property, we make no warranties, express or implied, regarding the condition of the Property, fitness for a particular purpose, or uninterrupted access to amenities (e.g., internet, utilities) beyond our reasonable control.
# 13. Limitation of Liability
To the fullest extent permitted under Tennessee law, our total liability to you for any claim arising from your booking or stay shall not exceed the total amount paid by you for the reservation giving rise to the claim.

These Terms are governed by the laws of the State of Tennessee, without regard to conflict-of-law principles. Any disputes arising from these Terms or your stay shall be resolved in the state or federal courts located in Tennessee.
